A neighborhood of secluded home sites with inspiring views and direct physical and visual access to inter-connected open space.

House Sites:

  • South exposure achieves maximum solar gain.
  • Orientation provides viws of Messer Pond and Mt. Sunapee.
  • Elevations of house sites are at intervals that correspond with tree heights to enable down-slope tree removal that will expose views.

Roads:

  • Road locations are determined by: a)existing road locations, b) economy of serving house sites with minimum length of road, and c) limiting maximum gradient to 10%.
  • Minimum permitted width of traveled surface (14' for 1-5 houses and 18' for up to 30 houses) preserves natural wooded character.

Open Space and Trails:

  • Permanently preserved open space bordering at least one side of every lot provides nearby natural environment for residents.
  • Inter-connected open space bordering all lots provides more room to roam in a natural setting than is possible within individual lots.
  • Trails provide alternative means of transportation within and beyond the neighborhood.
  • Trails within bordering open space provide extensive close to home opportunities for recreation, fitness, and social interaction.
